Property rates vary with seasons and lengths of stay. For example, most vacation homes rent for a minimum of one week - Saturday to Saturday - with some exceptions outside of the Beach Season. During holidays and The Verizon Heritage Golf Tournament in April, homes and villas are rented at a premium rate. From November through March, our Sunbelt Program offers special monthly rates in selected properties. Taxes and Resort fees are subject to change without notice. The Sea Pines Resort reserves the right to adjust rental rates and correct errors.
The client making the reservation must be 25 years of age or older and must occupy the rental property the entire term of the rental agreement.
In order to confirm a reservation on-line, your deposit is due when you make your reservation. If you prefer to make a reservation without making a deposit, a Sea Pines Resort reservation agent will call you within 48 hours to arrange to take a deposit and confirm your reservation.
A 30% deposit is required in order to secure your villa accommodations. A 50% deposit is required for tournament reservations and for homes. A confirmation will be sent upon receipt of your deposit. Guests are responsible for all reserved dates. Please review your arrival and departure dates upon receipt of your confirmation. No refunds will be given for early departure.
We accept Visa, MasterCard, American Express and Discover. Deposits may be made by personal check as long as the reservation arrival date is at least 30 days in the future. Deposit checks must be received within 7 days of booking in order for a reservation to be confirmed. Checks should be made payable to The Sea Pines Resort and sent to The Sea Pines Welcome Center, Attn: Reservations, 32 Greenwood Drive, Hilton Head Island, SC 29928.
Final payment is due at check-in. Personal checks are not accepted for payment at check-in.
For a deposit refund a villa reservation must be cancelled at least 21 days prior to arrival. Homes reservations (including Turtle Lane and Lands End properties) must be cancelled at least 60 days prior to arrival. Cancellations of both homes and villas during the Verizon Heritage must be made 60 days prior to arrival. Cancellations within these time periods will result in the forfeiture of your deposit. All deposit refunds are processed less a $50.00 cancellation fee.
Check-in begins at 4:00 pm. If you come early you are welcome to enjoy the resort's many amenities and complete the check-in process later that day. Check-out is 10:00 am. A late checkout fee will be applied to all late departures.
Your home or villa will be cleaned prior to your arrival and after your departure. For an additional charge, maid service is available during your stay. Washers and dryers are found within the rental or rental complex. Bed and bath linens as well as a starter supply of soap and tissue are provided.
Pets are permitted in designated 1, 2, 3 and 4 bedroom villas. Pets are not allowed in homes. Pets are restricted to one pet, under 50 lbs. A non-refundable fee will be charged at the time of the reservation.

In addition, Accidental Property Damage Insurance must be purchased. The insurance fee will be charged at the time of the reservation.
All homes and villas have a maximum occupancy. The maximum occupancy is calculated by the number of people the property sleeps as stated on the property description. Over occupancy can result in additional fees and penalties charged to the client's credit card.
Pool and spa heating is not included in the lodging rate.
Accidental Property Damage Insurance may be purchased any time prior to arrival. This coverage costs $45.00 (plus tax of $3.15) and covers up to $1500 in accidental damage to your rental property during your stay. The premium is non-refundable.
The Sea Pines Resort offers Travel Insurance. It can protect you from losses you may incur because of unforeseen circumstances. The cost of this insurance is 7% of the rental tax and fees, plus applicable taxes. Travel Insurance must be purchased a minimum of 30 days prior to your arrival date. The premium is non-refundable.
